How much does a garden room cost in London?

The short answer

Every room we build is bespoke, so there's no fixed price list. As a guide:

  • Our garden rooms start at £12,500 + VAT (£15,000 including VAT).
  • Most of our projects fall between £20,000 and £40,000 + VAT (£24,000 to £48,000 including VAT).

Larger rooms, and projects that include landscaping or a sauna, can cost more.

We're VAT registered, which is why we show both figures. When you compare quotes, check whether the price you're looking at includes VAT.

What changes the price

Five things make the biggest difference:

  • Size. The bigger the room, the more of everything it needs.
  • Foundations. Ground conditions, slopes and levels all affect how much work goes into the base.
  • Glazing. Large bifold or sliding doors and extra windows cost more than a single door.
  • Cladding. The timber or finish on the outside changes the cost and how it ages.
  • Extra features and access. Additions such as a sink, a sauna or built-in storage add to the price. So does difficult access. If materials have to be carried through the house or over a wall, the build takes more labour.

What's included as standard

Our standard specification covers the whole room, as set out in your quote:

  • foundations
  • an insulated structure
  • roofing
  • cladding
  • doors and windows
  • internal finishes
  • flooring
  • electrics
  • waste removal

You can add to or upgrade any part of it to suit the project. A few things are only included if we've agreed them specifically and they're in the quote: decking, paving, landscaping and plumbing.

Every build also comes with a 12-year structural guarantee and a 5-year electrical certificate.

How we price a project

The first visit is free. We come to your garden, measure up and talk through how you want to use the room. We then send a full quote with 3D plans, so you can see exactly what you're paying for before anything is agreed.

How the payments work

  • A £1,000 booking deposit secures your build date. It isn't an extra cost, it comes off the total.
  • 25% when the build starts.
  • 50% when the roof is on.
  • 25% on completion.

The deposit credit is shown in the payment schedule, so you can see where it's been taken off.

Why some quotes are cheaper

If one quote is much lower than the others, compare the full specification, not the headline price. A lower figure often covers a different scope. Check what each quote includes for:

  • the foundations
  • insulation
  • glazing
  • internal finishes
  • electrics
  • the power connection from the house
  • waste removal
  • VAT

Two rooms can look the same in a photo and be built very differently. The parts you can't see once it's finished, the base, the insulation and the electrics, are what decide how comfortable it is in January and how long it lasts.

Planning permission and building regulations

Most garden rooms don't need planning permission, and a room's size affects whether building regulations apply. Both are worth knowing about before you set a budget. Our guide to planning permission for a garden room explains how it works.
